Green Harmony Villas is DOMA's first completed complex: four villas by the rice fields in Pejeng Kawan, 5 minutes from the centre of Ubud. The villas were handed over to their owners in Q3 2024 and have been operating in daily rental since November 2024; the complex can be visited by appointment and checked on the booking platforms. The four villas — Aranya, Green Harmony, Lunara and Botanica — share one architecture, and each has its own entrance, a private pool and a view of the rice fields. Each is 84 m² on two floors: a kitchen-living room (16.4 m²) and bathroom downstairs, a bedroom (18.6 m²), a study (16.7 m²) and an open net terrace overlooking the rice fields upstairs. They were delivered turnkey with furniture, appliances, pool and landscaping. Actual results reported by the management company (Betterplace): from January to September 2025 the four villas earned $89,229 gross and paid their owners $47,415 net of the management fee and operating expenses, at an average occupancy of 88.2%. Annualised over the operating period November 2024 – September 2025, the return on the $95,000 purchase price ranges from 11.6% to 18.1% across the four villas. The rental model in the catalogue is derived from these actual figures. All four villas are sold. DOMA has been building villas in Ubud since 2022: five complexes and 30+ villas, the first of which, Green Harmony, was handed over in 2024 and operates in rental with reported payouts to owners.
