Lyvin Bingin Resort is an exclusive presale of a 52-room boutique hotel in Bingin, one of South Bali's most sought-after lifestyle locations, minutes from Bingin and Dreamland beaches. The hotel sits in Bingin's only teak grove of half-century-old trees on grounds of more than 8,000 m², 37% of which is parkland, and is linked by a walking path to the operating Lyvin Bingin Villas — one resort ecosystem with buggy and shuttle service to the beaches. Rooms are 46–70 m² studios and suites in a tropical minimalist style — red travertine, marble, terracotta and Balinese ikat — with balconies facing the ocean, sunsets, sunrises or the hills, and fully furnished turnkey. The hotel will have a signature restaurant, a spa, a pool, an amphitheatre and concierge service. Income is pooled: every owner receives a share of the whole hotel's profit regardless of the room they own; the management company takes 20% only after operating expenses and tax. Leasehold: a 30-year land lease plus two 25-year extensions — 80 years in total. The building permit (PBG) is in progress; completion is planned for Q4 2029. Payment: 30% down payment, then quarterly or monthly instalments until the end of construction, by SWIFT or cryptocurrency; a unit can be reserved for 10 days with a refundable $2,000 deposit. Launch prices are valid until 31 October 2026 and include furnishing, 10% sales tax and 1% notary fee.
