Lyvin Gardens

Lyvin Gardens is a premium gated complex of 24 two-bedroom villas in Nyang Nyang / Nunggalan, a quiet green enclave of Uluwatu with a strong European community. The complex occupies 77 ares in a tropical park by a river; only 36 ares are built up, the rest is a shared garden for walks and a relaxation area by the river. An access point to one of Uluwatu's untouched beaches is 500 metres away, and Six Senses and Bulgari are nearby. Each villa has two floors, two bedrooms with en-suite bathrooms and workspaces, an open living room with kitchen, a terrace with a private infinity pool, its own garden and parking. Villas are delivered fully furnished, in a New Zealand–inspired interior of natural materials. The project won an IPAX Asia Pacific award for new small hotel construction and design. The complex is run as a hotel by Lyvin Properties; rental income is pooled and distributed between owners. Leasehold: the land lease runs to 9 September 2062 after its 2024 renewal (37 years at completion), with two further 25-year extensions — 87 years in total. Completion is planned for Q2 2027. Payment: 30% down payment, then quarterly or monthly instalments until the end of construction, by SWIFT or cryptocurrency. A unit can be reserved for 10 days with a refundable $2,000 deposit. Prices include full furnishing and all taxes.
