Mirador Villas is a line of seven private villas on the first line of a green canyon in Lodtunduh (Mawang), 10 minutes from the centre of Ubud. Marriott, Lumeria, Bali Zoo, restaurants and co-working spaces are nearby, and the area is in demand with tourists and long-stay tenants all year round. Every villa faces the canyon and has two floors, two bedrooms, a 72 m² house on a 112–118 m² plot and its own pool. Four layouts are offered — Suite (master bedroom and guest room), Twin (two equal bedrooms), Lounge (two bedrooms and a larger living room) and Study (bedroom, study and guest room); two neighbouring villas can also be combined into a three-bedroom one. The villas are delivered turnkey: furniture and appliances are included, with no extra charges for furnishing, documents or utility connections. Legal: land in the yellow residential zone R3, due diligence completed, KKPR obtained, building permit (PBG) received on 6 August 2026. Leasehold for 29 years with a 10-year extension fixed in the contract and an option for a further 30 years at market rate — up to 69 years in total. Payment follows construction milestones: a $2,000 reservation, 30% at contract and start, 30% at the foundation and first-floor shell (about +3 months), 30% at roof and walls (about +6 months) and 10% at handover (about +10 months). Rental forecasts were prepared by two independent management companies, Bali Legend and Betterplace. The catalogue shows Bali Legend's realistic scenario: $125 a night at 84% occupancy and an owner payout of about $17,000 a year after commissions, taxes, management fee, utilities, staff and repairs. This is a forecast, not a guarantee. How the purchase works: the land lease (leasehold) is registered directly in the buyer's name from the first payment, the construction contract is signed with a general contractor DOMA has worked with for more than three years, and the construction budget is paid to the contractor directly. DOMA manages the whole process under a coordination agreement — land search and due diligence, architects, construction control with photo, video and drone reports every two weeks, and handover to a management company. The asset belongs to the buyer at every stage. DOMA has been building villas in Ubud since 2022: five complexes and 30+ villas, the first of which, Green Harmony, was handed over in 2024 and operates in rental with reported payouts to owners.
