Sun Rise Harmony Villas is a complex of nineteen villas by the rice fields of Tegallalang (Keliki), about 10 minutes from Ubud according to the project materials. The master plan of 26 February 2025 shows fifteen compact villas and four larger ones, shared parking and a service zone with a restaurant and pool. Two formats complement each other. The Tiny Villa is a compact 36 m² villa with one bedroom, a private pool, a terrace and its own courtyard. The Standard Villa is an 81 m² format with two bedrooms and a living area facing a private courtyard with a pool. All nineteen units were sold before construction was finished. The complex is under construction: on the July 2026 footage the buildings are formed, most roofs are installed and façade and landscaping work is under way. The project archive holds the NIB, SPPL, spatial-conformity materials, topography and validation of the land's designated use (villa, KBLI 55193). Rental forecasts by Betterplace (base scenario): Tiny Villa — $85.94 a night at 75.6% occupancy and about $15,400 a year to the owner; Standard Villa — $126.39 a night at 75.6% occupancy and about $23,800 a year, after the management fee, operating expenses and maintenance. This is a forecast, not a guarantee. DOMA has been building villas in Ubud since 2022: five complexes and 30+ villas, the first of which, Green Harmony, was handed over in 2024 and operates in rental with reported payouts to owners.
